📝 Tenant Requirements & Application Process

To reserve and rent a property through Aaron Property Management, the following documentation and payments are typically required, in compliance with Spanish rental regulations:

📄 Documents Required:

  • Official Photo ID – Valid passport or EU/Spanish national ID (DNI/NIE)

  • Proof of Income – Last 3 payslips, bank statements, or employment contract

  • Proof of Address – Recent utility bill, bank statement, or empadronamiento certificate

  • One or Two references – Preferably from previous landlords or employers

  • Guarantor information – Required only in cases where income stability or creditworthiness needs to be supported (name, ID, proof of income)

💶 Payments Required:

  • Security Deposit

    • Two month’s rent for standard long-term contracts (as per LAU)

    • May be higher for furnished or short-term/seasonal rentals

  • First Month’s Rent in Advance – Payable upon signing the rental agreement

  • Agency or Management Fee – Where applicable, communicated transparently before booking or signing

    ✅ Important Notes:

    • All long-term contracts (over 6 months) comply with Spain’s Urban Lease Law (LAU)

    • Short-term or seasonal rentals (up to 11 months) follow different terms, typically with more flexible durations

    • Deposits are held and returned in accordance with Spanish law and subject to property condition upon check-out

    • All documentation will be handled securely and in full compliance with data protection laws (GDPR)
